We assist in presenting vacant properties more effectively with our extensive inventory and the talent of our trained and accredited stagers. A hand selected collection of furnishings allows us to stage each home individually to highlight its best features.
Staging Consultation
A consultation is both necessary and required before any ideas or work can be recommended. During the consultation, we will offer verbal suggestions and take necessary measurements and photographs of areas to be staged. After a thorough walk through of the property, a proposal will be provided on the recommended program and pricing. Consultations generally take one to two hours with fees based on occupancy and size of property.
Evaluation Report
Evaluation reports are in addition to a consultation and a great tool for the seller who is interested in preparing their own home for resale. We offer a detailed summary of each area to be stated, to included suggestions on curb appeal, “Wow” factor, furniture placement, color selections, and our own six step process. It is up to the seller to implement our recommendations as well as the purchasing of any suggested items to accomplish the staging process .Evaluations include a consultation and are based on square footage.

Redesign For Resale

Redesign for Resale involves de-cluttering, depersonalizing, neutralizing and rearranging the seller’s existing furniture, purposefully making each room look larger. Many homes may need more extensive help, such as repainting, landscaping, and bringing in new furnishings, window treatments and artwork. Redesign fees are based on hourly, half day and day rates determined during the initial consultation.

Vacant Home Staging
Well Staged homes have great curb appeal, perfect for marketing photos that, along with a virtual tour, create interest for potential buyers. Once inside, Staging allows the focus to be on the best features of the home while offering the potential buyer the ability to visually see themselves living in the home. An emotional connection between the home and the buyer is created and the potential for a sale is heightened.
M&K, Inc. has developed a six step program that prepares listings to appeal to the widest audience of potential buyers.
Silver Program:
Temporarily decorate the front entrance and the first rooms the buyer sees when they enter a home. These areas create the "Wow" factor and the most important to Stage.
Gold Program:
Temporarily decorate the "Wow" rooms as well as the main living areas such as the Kitchen, Family Room and Master Bedroom. Since over 90% of potential buyers can not make the visual transition into an empty listing becoming their own home, staging the main areas allows people to visualize living in the space.
Platinum Program:
Temporarily decorate the entire listing and selected for homes under 2000 square feet or builder's model/spec homes.
Virtual Staging
If you don’t live in the Central Florida area, just send us digital photos. Our team will evaluate and prepare an email Evaluation Report including each area and/or room you submit. The report may include space planning, color selections, first impression ideas and visual merchandising suggestions. We recommend 3-5 photos of each room, capturing as much of the area as possible. This is a program designed for the ultimate do-it-yourselfer and priced per room.
